what does this or mean EXCLUSIVE OR or an INCLUSIVE OR?

because if you consider it as a inclusive or then it will no more be CFL .

We only need to assure that either of the two conditions is true. But in case, by chance, they both are true, we don't care because it satisfies one of them hence that string is there in the language.
eg. a³b²c²d³ ie aaabbccddd satisfies both the conditions and is still in the language.

So it can be read as "at least one of the two conditions must be satisfied"
